WHO NEEDS A VALUATION / APPRAISAL?
It is advisable that all sellers and purchasers of properties obtain a current valuation of the property from a qualified valuator in order to determine the current market price at which the property should be sold.  In any event, mortgage financial institutions require a valuation of all properties for which they are providing mortgage finance.
HOW MUCH WILL IT COST FOR JAMAICA PROPERTY APPRAISALS?
Currently the fee is Ja.$2,750 per Ja.$1,000,000 of the value of the property plus GCT (government consumption tax) of 16.5%  
In addition, there is an administrative fee of Ja $1000 and a travelling charge of Ja.$40 per mile for properties outside Kingston. For properties in Kingston there is a flat rate travelling charge of Ja.$1000. The minimum fee is Ja $12,000.  
A 50% deposit is usually required prior to commencement of the appraisal and balance paid on completion of the valuation report.

For properties located outside Kingston, we have local valuators perform the service so that the travel charge is reduced.  The fee in those areas may vary.
